What is a Mobile Loan Signing Specialist?
A Mobile Loan Signing Specialist (MLSS) is a notary public who specializes in loan
document signings which are carried out at a convenient time and place for the BORROWER.
The MLSS is authorized to act on behalf of the closing agent (lender, escrow, title
company, etc.) to perform the signing portion of the loan transaction.
A Mobile Loan Signing Specialist is trained to know more than just a Notary
and has experience in identifying specific documents which are part of a typical loan
transaction. This insures that necessary signatures are placed in their proper places on
documents AND that all necessary notarizations [and oaths] are performed.
It is the responsibility of the MLSS to ensure that the loan is signed in a timely,
professional and accurate manner. The lender is counting on these specialized notaries to
not only secure the signatures, but also to make sure that the documents are signed in a
manner that will allow the loan to be sold in the secondary market. Therefore, their
responsibility goes much farther than just a Notary. By learning and utilizing
information, such as dates on documents, rescission periods, how and when to make
corrections, proper signatures and witness requirements, the Certified Signing Agent is
recognized as a competent entity in the signing industry.
